We act as a person independent of the Investor in cases when the construction manager is on the part of the contractor of works and there is no guarantee of the full quality of construction works. we control the compliance of the investment with the project and construction permit, regulations and principles of technical knowledge. We provide the investor with advice and consultation on the acceptance and approval of individual construction stages and checking the quality of the works performed.

We run construction of single-family, multi-family and service buildings, as well as industrial and warehouse halls.

The first activities performed by the Site Manager:

  • submitting a declaration on accepting the duties of the construction site manager with an attached photocopy of the certificate of belonging to the Chamber of the Professional Self-government and the decision on granting building permits,

  • entry to the construction log,

  • takeover of the construction site and its adequate security.

Responsibilities of the Construction Manager:

  • maintaining construction documentation,

  • providing geodetic determination of the object,

  • organizing the construction and managing the construction of the building in a manner consistent with the design and building permit,

  • implementation of recommendations entered in the construction log.

Cooperation with us begins with getting acquainted with the construction project, then we advise you which construction stages are worth checking and explaining any technical doubts.

During the construction, we control the ongoing construction works at particular stages of construction, in particular construction works that are covered or disappearing. Individual stages of inspection are established with you at the beginning or during construction.

The main construction stages covered by supervision are:

  • control of foundation reinforcement,

  • control of damp proofing,

  • ceiling reinforcement control,

  • control of the rim and cores of elbow walls,

  • control of the roof structure,

  • completion of construction.

During the inspection of individual construction stages, any irregularities are immediately reported to you and the contractor of the works. If necessary, they are also recorded in the construction log or in a separate report along with the date of removal of irregularities. During construction visits, the construction log is updated on an ongoing basis.

Consultation

The price list of one-off visits of the Supervision Inspector or a visit related to technical consultancy is PLN 200 - PLN 300 and depends on the number of visits and the scope of construction works. Possible discounts with more visits.

The cost of performing the function of Construction Manager in the construction of an average-sized single-family home is PLN 2,300-3,600 net. The number of visits is determined with the Investor.
