TECHNICAL ACCEPTANCE OF FLATS, HOUSES, PREMISES
We offer professional assistance in technical delivery of a house, flat or business premises from a developer in both the developer and finished state, as well as technical assistance and evaluation when buying from the secondary market. We have extensive experience in this area, working previously with a general contractor, we know where the most common are mistakes and how they are masked before picking up.
In a reliable and professional way, we will help in the assessment of selected accommodation / home / flat, finding any irregularities and defects which, if undetected in time, could contribute to costly repairs at a later date.
Leaks, fungus, noise coming from behind walls, uneven walls or floors, rusty balustrades, roaring sounds from ventilation systems, short-circuiting of electrical installations, etc. are just some examples of expensive faults with which tenants struggle only a few weeks after receiving from a new developer apartments.
Detected irregularities and defects may be the basis for negotiating the price at purchase.
We will check the actual state and compare it with the project that you received during the contract and with the description included in the design documentation and Polish Construction Standards. During collection I measure and evaluate the humidity of building partitions, which is very important for the appearance of mold and fungus in future and laying wooden floors.
During technical acceptance, we guarantee you check the correctness of the implementation of such elements as:
=>Verification of the contractual records with the actual state of the real estate;
=> The size of the rooms as well as all structural openings (doors, windows), checking the correctness of their execution and embedding;
=> Distribution control and dimensions of individual structural parts (walls);
=> Correct placement of all electrical components (light points / switches / electrical sockets);
=> Correctness of finishing the surface of walls and ceilings in accordance with the contractual provisions (plaster / painting / angles);
=> The correctness of flooring performance in terms of its quality and equality;
=> Checking the quality and standard of the balcony and façade, including all elements;
=> Moisture meter measurement and evaluation of walls and floors in terms of moisture;
=> Checking the correctness of the implementation of the elements accompanying the flat in the form of a storage unit / parking space;
=> Description of faults in the acceptance report;
We provide advice on how to enforce and ensure the removal of defects by the developer.
Price list of technical acceptance
The cost of technical acceptance of an apartment depends on the area of the flat / flat / house and it is related to the time which should be spent on a professional indication of defects that occur in the rooms. The price increases slightly when the reception of the premises is finished (turnkey), or when the flat, premises or house is outside of Warsaw.
- A flat / usable commercial lancer with an area up to 50 sq m 200zł Gross
- Flat / commercial space with an area from 71 sq m to 90 sq m 300zł Gross
- Apartment / commercial premises with a floor area from 51 sq m to 70 sq m 250zł Gross
- Flat / commercial space with an area above 90 sq m 350zł Gross
- Single-family house or semi-detached / terraced house with an area up to 99 sq m 350zł Gross
- Single-family house or semi-detached house / terraced story from 100 to 140 sq m 400zł Gross
- Single-family house or semi-detached house / terraced house with an area above 140 sq m valuation
