CONSTRUCTION EXPERTISE AND TECHNICAL OPINIONS

Circumstances determining the conduct of a construction expertise or technical opinion are situations when doubts arise regarding the technical condition of the facility, devices, materials or possible threats.

The opinions and expert opinions we prepare contain a comprehensive assessment of individual elements of the building, indicating the causes of possible damage and defects, as well as a number of recommendations necessary to bring the building to the desired technical condition. The solutions we propose are always consulted with the Principal and adapted to his expectations and investment opportunities.

When should a construction expertise or technical opinion be made?

>> before buying real estate,

>> if we want to be sure that the building we own is free from defects and its technical condition allows for full safe use,

>> if we are the owner of a property purchased from a developer whose warranty period is coming to an end and we want to check whether there have been any defects during the several years of using the building,

>> before modernizing or changing the way the building is used,

>> before the planned renovation that changes the existing structure of the building in many elements,

>> in the case of disturbing scratches of the structure.

At the customer's request, we also calculate the construction works indicated in the opinion.

 

Differences between technical opinion and construction expertise?

Assessment of the technical condition of a building may take the form of both a technical opinion and a construction expertise.

>> The technical opinion is an assessment of the condition of the building prepared on the basis of an inspection and available design documentation of the facility.

>> The building expertise is a much more extensive documentation, it is prepared on the basis of a site visit (as in the case of a technical opinion) and on the basis of detailed tests, measurements and calculations (e.g. calculations of the strength of foundations, ceilings, walls), based on which you can draw up, for example, plans for the reconstruction or demolition of a given building.

The decision on whether a technical opinion or an expert opinion will be necessary in a given case is made by a specialist based on specific circumstances and after inspecting the building. It may therefore turn out that he will limit himself to issuing a technical opinion only, if during the on-site inspection he does not find major deficiencies or other reasons for conducting more thorough research.
